    The Ridgefield High School Core Project Team met with specialists from LSW Architects and other firms to discuss possibilities and plans for the new facilities at Ridgefield High School during their meeting on May 14, 2012.

    Examples of multipurpose facilities at other schools helped the Core Project Team see possible solutions for the new building. Paul Luntsford, a Theater Consultant from PLA Designs, described how spaces could be reconfigured for different kinds of performances while he showed photos of different theater projects across Washington and Oregon.

    Sound quality takes high priority for the multipurpose performance space since musical and theater performances will be central in its use. John Hardwick, an Audio/Video and Acoustical Consultant from MBF Audiovisual, presented a variety of audio solutions suitable for different ceiling heights determined by the final building design that would enhance acoustics and improve performance sound.

    LSW Architects, a Vancouver-based architecture firm, facilitates and mediates many of the Core Project Team meetings, organizing specialist presentations to help familiarize the teams with different concepts affecting construction.

  • Favorable bond sale results in lower tax assessment

    On Thursday, May 3, 2012, Ridgefield School District took advantage of favorable municipal bond market conditions to sell $47,000,000 of new money bonds approved by voters this February at a lower interest rate than expected. The entirety of the bond allotment sold to interested buyers at a true interest cost of 3.36%.

    "We are pleased to announce that the lower interest rate will result in a lower bond tax assessment than the $1.73 per thousand of assessed home value originally estimated," said Superintendent Art Edgerly. "Due to the favorable sale, the district estimates the bond tax assessment to now be approximately $1.65 per thousand of assessed value."

    Jon Gores, Senior Vice President of D.A. Davidson & Co., the firm responsible for processing the sale of the district's bonds, congratulated both the district and its taxpayers for taking advantage of a historically volatile municipal bond market. "The market experienced one of the most volatile periods in its history within the past 36 months," said Gores. "This volatility led to favorable market conditions resulting in exceptionally low interest rates for the bonds."

    In addition to market volatility, the district's bonds received ratings of Aa3 by the Moody's rating agency. "The district's excellent financial management and stable tax base were key elements that contributed to the high rating," said Gores. "Such a bond rating can be credited with the high number of investors bidding on the bonds and low borrowing cost for the taxpayers."

  • District submits GC/CM Process Application

    The application for the GC/CM Process was submitted to the Project Review Committee (PRC) in Olympia on Monday, April 30, 2012. Superintendent Art Edgerly, along with LSW Architects and Ketchum Enterprises, will present the plan to the PRC for approval later in May.
     
    GC/CM stands for General Contractor/Construction Manager, and being approved for the GC/CM Process brings several benefits to the construction project: it fosters teamwork between the architect, project manager, and general contractor; improves communications between all team members, ensuring each understands the project every step along the way; reduces the number of change orders required to complete a project to the design document specifications; and helps ensure the general contractor selected can handle the scope of the project.

  • District holds preapplication meeting with City of Ridgefield

    On Thursday, April 26, 2012, representatives from Ridgefield School District met with City of Ridgefield Officials for a preapplication construction meeting. The team discussed surveying and road work for the shared downtown campus of Union Ridge Elementary School and View Ridge Middle School.

    Considerations involving city ordinances, constraints, and future construction in relation to the neighboring streets of 5th and 8th street were also discussed.

  • Core Teams Update

    • The Core Team reviewed a variety of needs both current and potential needs including parking issues, restrooms, storage, locker rooms, kitchen deliveries, bus parking, and IT location issues.
    • The team investigated what is and isn't working currently and why to help develop future ideas.
    • The Core Team brainstormed possibilities for the new classrooms and discussed how to design the new building to help educators become more efficient and increase student learning.

    • The Core Team reviewed the draft program summary as well as the site plan.

  • HDJ Design Group performs survey analysis

    The district hired HDJ Design Group to perform survey analysis for the View Ridge Middle School and Union Ridge Elementary School campuses.

    The surveys currently performed look at off-site development near 5th street and 8th street in downtown Ridgefield looking at how the new construction will affect roads, parking, water use, etc.

  • Core teams look at what's working

    The core teams, facilitated by LSW Architects, are studying the district's current facilities to determine which are most conducive to student learning and efficient usage of space. The design process will take this information into account to help ensure the layout and design of the new buildings will replicate that success.

    In addition, LSW coordinates site visits at other schools in the area so members of the core teams can see what works and what doesn't in the area. These site visits take place after school hours.

  • Columbia West hired for geotechnical services

    On Tuesday, April 10, 2012, the district hired Columbia West to provide geotechnical services for the proposed improvements at Ridgefield High School, South Ridge Elementary School, and the Union Ridge Elementary/View Ridge Middle School campus.

    Columbia West Geotechnical Services Columbia West, based in Vancouver, specializes in providing cost-effective, innovative geotechnical, environmental, and special inspections services. A few of their previous projects include:
     
    • Camas High School (2007-2010)
    • Grass Valley Elementary School in Camas (2007-2009)
    • Prairie High School in Battle Ground (2010-2011)
    • Woodburn Elementary School in Camas (2011-2012)
    • Vancouver School District Facility (2012)

    Columbia West was selected as the most qualified applicant by Ketchum Enterprises, the district's project management team, from four applicants who replied to the Geotechnical Request for Qualifications (RFQ).
